Dear Ben: My wood floors are bad, is sanding and stripping the only way to fix them?

DEAR BAD FLOORS:  What’s a bad wood floor? Here are a few of the common issues and complaints I hear  when I’m called to fix a floor; completely destroyed,  water damage in a secluded area, a worn entrance or walkway,  doesn’t shine and clean the way it used to, furniture wear and tear,  pet damage, scratches, rug damage, outdated color. Each issue presents a variety of solutions.

Floors are much easier to fix than most people imagine. Dustless solutions, like N-Hance Wood Renewal,  are available and work great. Renewed wood floors can be walked on the same day of service.  Non hazardous, odorless, human and pet friendly durable finishes should be used. Fixing your floor should not be a disaster and should be addressed sooner than later.  Of course, you must clear the area of furniture to fix the floor and lose temporary access to the area. This should be the worst of your involvement and most contractors will assist with light moving of furniture.  A coordinated schedule will limit access issues and as I mentioned floors can be walked on the same day of service.  

Sanding and stripping is a last resort to fix a problem. It is very rare that your problem would necessitate sanding and stripping. If color is your problem, this is the only solution. All other issues are easily addressed with the use of fillers, water stain removers, dyes, new finish and elbow grease. Some drastic damage may need partial replacement. 

Hand scraped or distressed floors should never be sanded and are the simplest floors to repair and renew.
